Kingston Village project moving ahead

CEDAR RAPIDS - Developers of The Metropolitan, an $11.2 million mixed-use project in Kingston Village, will break ground Wednesday after a delay caused by land ownership issues.
Hobart Historic Restoration of Cedar Rapids originally expected to start construction in December or January, but hit an unforeseen snag, according to B.J. Hobart.
'We were tripped up by a small but vital detail,” Hobart said. 'Between the five parcels of land involved in the development, there was an issue with the abstract for a small strip of land in the middle. Everyone involved worked quickly and it's resolved now, but it took some time.”
The Metropolitan at 450 First St. SW will include 13 large high-end condominiums, 20 luxury apartments and close to 10,000 square feet of retail and commercial space. The development, which received a $1 million tax credit through Iowa's Brownfield/Grayfield Redevelopment Tax Credit Program, will be located across the street from the McGrath Amphitheatre.
Knutson Construction Services will manage construction of the Metropolitan. Wade Hiner, director of business development for Knutson, said completion still is scheduled for January 2017 despite the delayed start of construction.
'We are excited to get going on this beautiful mixed-use project,” Hiner said. 'Downtown needs more housing and these luxury units fill a void.”
The Metropolitan joins a number of downtown housing projects announced in recent years. Hobart said interest remains strong from potential condominium owners as well as those interested in leasing apartments.
'We have several condos on contract, including our own,” she said. 'We have had many inquiries about the apartments. We're pushing full steam ahead.”
Hobart Historic Restoration has a number of other projects in development.
The company was awarded $777,047 in tax credit support from the Brownfield/Grayfield Redevelopment program for redevelopment of the Mott Building across the river from downtown Cedar Rapids. The top two floors of the three-story, 115-year-old brick building will be converted into 16 one-bedroom and two-bedroom apartments with market-rate rents ranging from $850 to $1,100 a month.
The $5.4 million project is scheduled for completion late next month.
