Multitenant building filled at Westdale

CEDAR RAPIDS - The developer of a multi-tenant retail building on the Edgewood Road SW perimeter of Westdale has signed the final tenants for the 12,000-square-foot project.
Edgewood Partners on Friday said Great Clips and Q Nails & Spa will be joining AT&T, Noodles & Co., Wingstop and Chipotle. AT&T and Wingstop have opened for business and contractors are building out the Chipotle and Noodles & Co. locations.
Adam Gibbs, broker for GLD Commercial, said in a news release that Edgewood Partners is working on the final design and leasing for a second 12,700-square-foot multi-tenant retail building adjacent to the new U.S. Bank building. Construction is expected to begin in April 2016.
Lisa Rowe, Westdale general manager, said significant infrastructure construction has been completed in preparation for new buildings at the $90 million redevelopment project.
'All of the pad sites along Williams Boulevard have been graded and the utilities have been stubbed in,” Rowe said. 'They are ready for construction to begin.
'We have the remainder of the water line loop around the project going in during the winter. There are a few storm sewer structures that also need to go in as part of winter work.
'We will be doing some rough grading for some of the interior pad sites on the south side of the property. We hope to have a number of single and multitenant buildings in the interior of the property going up next year.”
Rowe said additional lighting will be installed along the new 'ring” road and in some parking areas through the summer months. She said the infrastructure work needs to be done before construction can begin on new buildings in the spring.
Rowe said a new 30-foot-long, 6-foot-high entrance sign will be installed within the next two weeks at the south entrance to Westdale near Chick-fil-A. She said the foundation was completed on Thursday and a week will be needed for it to cure before the sign is installed.
Two proposals are out for consideration for the 100,000-square-foot former VonMaur building. The retailer closed the store in January 2008, consolidating it with a location at Lindale Mall.
