MARION — The Marion City Council has OK’d building a trio of apartments and mixed-use buildings, a major expansion of the larger Squaw Creek Crossing development north of Highway 151.
In its meeting Thursday night, the council unanimously approved the site development plan for the $15 million project, with construction expected to begin next year.
Ridge Development LLC, owned by Brian Ridge, a member of Squaw Creek’s development group, will build two residential buildings and one mixed-use building with commercial space on a 4.22 acre lot at the southwest corner of Hennessey Parkway and Cherokee Drive.
Ridge said the buildings will have 88 apartments, with a mix of one- and two-bedroom units.
Upper-floor units will have a “green roof” patio covered in vegetation, he said, and residents will have access to a private courtyard.
Ridge said rent will run between $800 to $1,400 per month, depending on the size of the unit.
The mixed-use building will have 20,000 square feet of commercial space on its first floor that can be subdivided for either retail or office use.
Construction is scheduled to finish by 2020.
The approval marks a busy year ahead for the 20 acres on the eastern outskirts of Marion where Squaw Creek Crossing will be built.
The site is bounded by Hennessey Parkway to the north, Cherokee Drive to the east, Old Dubuque Road (Highway 151) to the south and Highway 13 to the west. City officials view the area as Marion’s eastern gateway.

Dupaco Community Credit Union already has built a new branch on the site’s southwest corner, while a Kwik Star gas station is under construction at the northwestern corner.
Ridge said a 13,000-square-foot strip mall development across the southern edge of the block is under city permit review, with plans to start construction early next summer.
His company also will begin designing a 100-room hotel, previously reported as a future 100-room Country Inn and Suites. Construction on that project is slated to begin next year and run through 2020, Ridge said.
“2019 and 2020 is going to be very busy between all of this,” he said.
