Most manufactured home communities (formerly labeled “mobile home parks” or “trailer camps”) are correctly called “land-lease communities.” Like Hames’ Grand View and Summit View in Cedar Rapids, they’re privately operated and charge a monthly fee.

Residents own their homes and lease the land.

What is home site rent and what does it include?

Home site rent, also called lot rent or pad rent, includes taxes on the land, garbage and recycle costs, and stormwater fees, plus amenities like beautiful green spaces, playgrounds, parks, pavilions, walking trails, disc golf courses, basketball courts, and community events for residents at no extra charge.

How does that compare to a traditional site-built home?

Suppose you’re purchasing a brand-new three-bedroom, two-bathroom, 1,905-square-foot double-sectional home in Grand View for $129,900, which includes a one-year manufacturer’s warranty. Add a two-car garage for $35,000, and property taxes on the home are about $390 per year. Home site rent in Grand View and Summit View is $395 to $445 per month, or $4,740 to $5,340 annually — coincidentally about the same as just the property taxes on a similar-sized, site-built house.

What are the advantages?

Besides paying less for the same size home, Grand View and Summit View are planned, managed neighborhoods with 24/7 on-call staff. Applicants must be approved, so residents know their neighbors are screened. Door-to-door soliciting is NOT allowed in Hames communities, giving residents even more privacy. With lots of extras, peace and quiet, the manufactured housing lifestyle is preferred by many.
