Coralville City Council to consider lease to hotel company near Brown Deer Golf Club

Fairway Suites would choose developer for project

CORALVILLE — The Coralville City Council is expected to vote Tuesday on whether to lease land near Brown Deer Golf Club to a hotel company.

Plans call for leasing 2.4 acres east of the golf club, 1900 Country Club Dr., off First Avenue, to Fairway Suites of Overland Park, Kan., according to a memo to the council from Sherri Proud, parks and recreation director. The meeting is scheduled for 6:30 p.m. at City Hall, 1512 Seventh St.

If passed, the company’s lease on the land would be for 99 years. Fairway Suites would pay the city $250,000, due on the first day of construction, as well as rent of 1.5 percent of the hotel’s gross sales per month. Additionally, upon signing the lease, Fairway Suites would need to pay a $10,000 deposit, which would go toward the initial $250,000 fee.

A site layout plan attached to the memo shows the hotel as a 77-room, three-story, 42,621-square-foot building, specifically between the golf club’s parking lot and First Avenue.

The Gazette was unable to reach Fairway Suites officials for comment on Friday.

Fairway Suites specializes in creating hotels that “provide a country club atmosphere hotel with golf course and clubhouse benefits,” according to the company’s website, fairwaysuites.com. The developments are often near commercial centers, which “caters to the weekday commercial traveler, as well as leisure weekend clients.”

If the lease is approved Tuesday, Fairway Suites would need to choose a developer for the project. The next step would be for the developer to turn in images that show the future hotel’s exterior and layout, according to the memo.

A Planned Unit Development district already calls for development of the site, according to the memo. Such a district allows developers flexibility in the design and supports projects with “open space and other amenities,” more so than more strict, traditional zoning, according to the city’s code.

The hotel at Brown Deer Golf Club would be the latest in a boom of hotel rooms in Iowa City and Coralville. At least nine new hotels are expected to open in the area in the next two to three years.

Additionally, the golf club is located roughly a mile and a half from the Marriott Hotel and Conference Center at Coralville’s Iowa River Landing.
